Forest Heights

Northwest Heights climbs Portland’s West Hills along winding streets
and wooded ridgelines, creating a setting that often feels more like a retreat than a city neighborhood.

01. Discover

Nestled in Portland’s scenic Northwest Heights, Forest Heights is a thoughtfully planned residential community offering a distinctive blend of natural beauty, neighborhood amenities, and convenient access to both downtown Portland and the westside. With more than 1,600 homes, including single-family residences, townhomes, and condominiums, Forest Heights is where elevated surroundings, connected trails, and everyday convenience come together in one of Northwest Portland’s most recognizable communities.

Community

Forest Heights is a master-planned residential community in Portland’s West Hills, set on the west-facing slopes of Northwest Portland near the Sunset Corridor. Developed largely from the 1990s forward, the neighborhood is known for newer single-family homes and townhomes, winding tree-lined streets, extensive shared open space and a strong relationship to the surrounding landscape. Many homes take advantage of the hillside terrain with views west across the Tualatin Valley or east toward Portland. Forest Heights is governed in part by the Forest Heights Homeowners Association, which manages shared infrastructure, common areas and a private trail network, giving the neighborhood a distinctly planned character compared with Portland’s older street-grid neighborhoods. The community sits within the broader Northwest Heights area, but Forest Heights itself is the more clearly defined master-planned neighborhood at its core.

Setting

Forest Heights occupies a green, elevated setting between Portland’s urban core and the employment centers of the Sunset Corridor and Washington County. Its steep West Hills topography creates curving streets, wooded slopes, preserved open spaces and homes positioned to capture territorial, valley and city views. To the north and east, nearby Forest Park extends across roughly 5,200 acres of the Tualatin Mountains, with more than 80 miles of trails through native Northwest forest. To the west, the hills descend toward Cedar Mill, Beaverton, the Tualatin Valley and the Highway 26 corridor. The result is a setting that feels distinctly removed from Portland’s denser urban neighborhoods while remaining closely connected to both downtown Portland and the westside.

Lifestyle

Life in Forest Heights is more trail-oriented and residential than urban and storefront-oriented. The neighborhood appeals to people who value green surroundings, views, open space and a strong sense of physical separation from the activity of the city while still wanting practical access to Portland and the westside. Housing ranges from substantial detached homes with larger floor plans to townhomes and condominiums that can offer a more compact, lower-maintenance alternative. Walking here is often recreational rather than transactional: residents can follow neighborhood paths, reach parks and explore nearby natural areas, but most major shopping, entertainment and services require leaving the neighborhood. Forest Heights therefore offers a distinctive version of Portland living—less about walking out the door to a dense commercial district and more about having nature, trails and the landscape integrated into the neighborhood itself.

Getting Around

Forest Heights is positioned for access in both directions along Portland’s westside corridor. NW Cornell Road and NW Barnes Road provide connections toward Highway 26, placing downtown Portland to the east and Beaverton, Hillsboro and the Sunset Corridor to the west. TriMet does not operate a regular bus route through the neighborhood itself, but the community operates a private Forest Heights shuttle connecting residents with Sunset Transit Center. From Sunset, riders can access MAX Blue Line service between Hillsboro, Portland City Center and Gresham; MAX Red Line service connecting Hillsboro, the city center and Portland International Airport; and several TriMet bus routes. For most everyday errands, however, Forest Heights remains primarily car-oriented, particularly because of its hillside geography and limited commercial services within the neighborhood.

THE HONEST TAKE

The same setting that produces stunning views and wooded surroundings also makes the neighborhood less naturally walkable for everyday errands, while the absence of direct TriMet service makes a car considerably more useful here than in Portland’s denser inner neighborhoods. In practical terms, Forest Heights trades walk-to-everything urban convenience for space, newer construction, natural surroundings and a more deliberately planned residential environment.
